Phoenix always has some fantastic events!  Here are some of what you can do in February.

 

DeSoto Team Trivia

Gather your A-Team and join DeSoto Central Market for trivia every Tuesday evening. Their fantastically clever and impressively handsome hosts, Wilie and Michael, always prepare a mix of relevant questions on all sorts of topics. Get ready to dig deep for random facts, and feel a bit smarter at the end of the night.

Waste Management Phoenix Open

Annually sporting the largest crowds on the PGA Tour, the Waste Management Phoenix Open has gained legendary status on Tour for being unlike any other golf tournament. It starts with the unbelievable golf played by the likes of Rickie Fowler, Brandt Snedeker, Bubba Watson, Phil Mickelson, and Keegan Bradley on the beautiful TPC Scottsdale and ends with the biggest galleries on Tour.

Buckeye Air Fair

Arizona Beer Week

The Governor of Arizona officially proclaimed the third week in February as Arizona Beer Week in support of The Arizona Craft Brewers Guild. While there have been beer events in Phoenix before, this homage to beer made its inaugural appearance in 2012. In 2015 the event expanded to nine days. So much beer and so little time!

Arizona Renaissance Festival

The Arizona Renaissance Festival is a wonderful combination of amusement park, shows, comedy, music, feats of daring, street performers, shopping, and indulging. The Festival is spread out over 30 acres, and it is easy to spend an entire day there.

Arizona Fine Art Expo

In 2005 The Arizona Fine Art EXPO made its debut and received outstanding reviews.  This incredible feat was achieved by enlisting the help of her family and creating a partnership with Judi’s husband Roger, Dennis, her brother, and his wife Judy. Together, they now proudly bring you the 12th Annual Arizona Fine Art EXPO.

Arizona Black Rodeo

The event highlights local and national African American rodeo competitors. There will be two shows 1:00pm and 7:00pm featuring bull riding, tie down roping, steer wrestling, steer undecorating, barrel racing and the crowd’s favorite mutton bustin’ & calf scramble for the little ones.

2016 Realtor Ranking

In Arizona there are 55,172 licensed Realtors.  For 2016 Russ Wald ranked 608 in units sold and 511 for dollar volume.  That puts him in the top 2%.  It just goes to show what happens when you work hard, have a great team, and put your clients first.  We have big goal for 2017!!

Questions to ask your Realtor

When it comes to putting your house on the market finding the right agent to list and market your property can be a daunting task.  Often the initial meeting (commonly referred to as the listing appointment) is where the agent will go over all the information that they have collected about your house and your neighborhood. They will show you the comps (comparable properties) that have sold in your area as well as (hopefully) properties that have been listed but not sold.

At this point it is likely that the agent will tell you the price that they think your home should be listed for to have the best chance of selling.  It is a good bet that if you interview five agents, you will get five different prices, but they should be close.

Most often sellers have two main questions for listing agents.

How much will you sell my house for?

How much is your commission?

While these are both good questions, there are more that you should ask to make sure that you are hiring the right agent for you.  Here is a list of questions that should help you to determine if you are hiring the right person.

Is Real Estate your only job?  Hiring an agent who only works in Real Estate will make it easier to get in touch with them quickly which is important as much of the paperwork required to successfully sell a house is time sensitive.

What is your annual production?  This is a good way to gauge if the agent is selling a lot of homes.

Do you work with buyers and sellers?  Having an agent who does both could potentially open your home to a larger pool of buyers.

What is your marketing plan for my home?  This question is so important!  A good agent will have a plan to market your home to get the best price in the shortest amount of time.

Do you work alone or do you have a team?  Many agents will say that they are part of a team of agents, but often this is just a group of agents that have banded together to share some costs by calling themselves a team.  This does not usually benefit the client.  The sort of team that will benefit the client is a small team with defined roles.  For example, a selling agent, a buyers agent, and an assistant.

How many sellers are you representing right now and do you have help?  This goes along with the question about a team.  If your agent says they are representing many sellers but have no help, they may not have the time to properly service their clients.  This is where the right team set up is crucial.

How long have you been in Real Estate?  Hiring an agent that is experienced has many benefits.

How will we communicate?  This is an important aspect that is often overlooked.  You will be in contact with your agent quite a bit while your home is listed and even more after you get an offer.  Making sure your agent knows how you prefer to communicate can mean the difference between responding to an offer on time and missing out.

Can you explain to me what happens after we get an offer?  There are many steps between listing a house and closing, knowing what to expect will make the whole process smoother for you as the seller.

Remember, whoever you choose will be working with you to sell your home, probably the largest asset you have, make sure it is someone you trust to do the job right.  By asking these questions you should be able to choose the agent who is right for you.

Problems with Zillow 101

Thousands of new home buyers and sellers begin their searches on Zillow every day, sadly this isn’t where there should be looking.

Zillow is misleading

As most people probably already know, Zillow gets its listing information from a variety of online sources. This sounds like a good thing, as it keeps its options open…but this is indeed not a good thing.

Not all of the information is accurate and much of the information is outdated. For example, anyone can post a “home for sale” on Craigslist, and the Zillow syndicator with pick it up minutes later and add it to the roster without knowing if it is a legitimate MLS listing. Anyone can post any ad on Craigslist, and Zillow will add these listings without knowing if it’s fake or a scam.

As for Zillow lilstings not being up-to-date, the Russ Wald Realty group always receives calls from buyers inquiring about homes that haven’t been on the market for months.

Local Real Estate sites are more accurate

MLS listings that are posted by Realtor associations have strict standards that are put in place to protect the public. This means that the listings must have current and correct information that is obtained from the sellers through a form called the seller property disclosure statement also known as the SPDS. Realtors must follow a strict rule book in regard to MLS listing and advertising. Luckily, all of this great MLS information is now available to the public.

Russ Wald and other real estate agents/local brokers publish this MLS data right onto their websites with the help of IDX providers. The information seen on these individual on these local agent and brokerage websites is almost always more accurate than the information seen on Zillow.

Zillow Zestimates are way off

Here’s the deal, market values change from week to week, and values change depending on neighborhoods. No algorithm, even if it is the greatest technological compound, will be able to tell you if the kitchen has been updated or if the property hasn’t been well-kept.

According to Zillow’s website, the Zestimate has a median error rate of 8%, which means half of the Zestimates in an area are closer than the error percentage and half are farther off. For example, in Seattle, Zestimates for half of the homes are within 6.6% of the selling price, and half are off by more than 6.6%.

A zestimate may be a starting place for you, but you’ll definitely need to go a step further and contact some professionals to receive accurate information on a particular property.
